Accessibility statement for Manor Farm Stay B&B

This access statement does not contain personal opinions as to our suitability for those with access needs, but aims to accurately describe the facilities and services that we offer all our guests/visitors.

 Introduction

Manor Farm Stay is located in the Lincolnshire village of Sutton on Sea and sits in 20 acres of grassland and gardens. Manor Farm Stay offers three guest rooms; two with double or twin layout (ground floor and first floor) and one with double layout (first floor). All have en suite shower rooms. The farmhouse dates back to the 18th century.

We are located within a 15 minute walk to Sutton on Sea village centre and the sea front. We are ideally positioned for exploring the coastline of the Coastal Country Park, historic market towns and seaside resorts.

Whilst we aim to meet the needs of all our guests, there are some period features of the farmhouse, specifically the door widths into the bedrooms, which might make access difficult for people with limited mobility. Pre-Arrival

We are located within the town of Sutton on Sea on Huttoft Road (A52).

There are 2 bus stops within 650m of Manor Farm Stay with easy access kerbs. There is no shelter or seating. Buses run to Mablethorpe, Skegness, Alford, and Louth with onward connections to Boston, Grimsby and Lincoln. Services are limited. More details are available at: https://www.stagecoachbus.com

Skegness train station is 30 minutes by car, connecting with Grantham. Taxis are usually available at Skegness train station or we can book one for you in advance if required.

There are local taxi services and we can make bookings for you.

The nearest shops are approximately 1km away on Sutton-on-Sea High Street. The walk to the shops or beach requires crossing one main road.

We welcome pets including, of course, assistance dogs. Assistance dogs stay for free.

All the electrical items on the premises are inspected.

All of our information can be provided in large print if required. We regret we do not have facilities to prepare documents in Braille.

Arrival & Car Parking Facilities

  • Our check in time is from 4pm – 8pm, please contact us if you require an earlier or later check in time.
  • The private lane to Manor Farm Stay is approximately 300m and is an unlit farm track. The track is maintained but is rough in areas.
  • We have ample parking on the tarmac drive at the front of the house.
  • We offer assistance with luggage.
  • We have lock up facilities for bikes, guests use these at their own risk.

Main Entrance & Reception

Access to Manor Farm Stay is gained from the car park area through a cast iron garden gate onto the slabbed patio. The Reception area is located in the Garden Room and is well signposted, it is approximately 10 metres from the car parking area.

The car park and patio area is lit at night. Due to the rural location, other external areas of the farm may be dark.

Please ring the bell next to the Garden Room door - this can be reached from an average adults height.

There is a bench to sit on.

  • There is a 23cm step into the Garden Room through the front door which is 65cm wide and can be extended to 135cm; we do have a homemade portable ramp if needed but it does not have a handrail. There are no grab rails by the door.

Guests are welcomed in the Garden Room, which is level throughout, where they are asked to register. The Garden Room is also the dining area and lounge area.

Seating is available with upright chairs and sofas.

The area is well lit with overhead lighting.

The garden room flooring is wood with non-slip rugs and two doormats by the entry door. There is a non-slip coir mat at the bottom of the stairs/outside the downstairs bedroom (Driftwood) which is raised approximately 2cm in depth from the wooden floor.

Guests will be given a Front Door key upon arrival.

Our tariff in font size 12 is displayed in the Garden Room.

 

Public WCs 

Bedrooms are en suite but no public WC is available.

Bedrooms & Sleeping Areas

There are three en suite bedrooms. One on the ground floor and two on the first floor.                            

GROUND FLOOR BEDROOM - Driftwood

  • Double (super king-size) or twin room & en suite facilities  • Super king-size bed is accessible from both sides, one of the single beds would only be accessible from one side when in twin layout • Door width 71cm  • Furniture is moveable upon request  • Bed is 72cm high at mattress height  • Flat screen Freeview digital TV with remote control and with subtitles available • Hairdryer • Refreshment tray with cordless kettle, mugs, tea, coffee, hot chocolate, sugar, sweetener, biscuits • One upright chair and one tub chair are provided • Wardrobe with a large drawer • TV cabinet with shelves • 2 bedside tables • En suite shower room • The flooring is wood with 2 non-slip rugs • The window is fitted with thermal black out curtains.

FIRST FLOOR BEDROOM 2 – Sheepview

  • Double (king-size) & double sofa-bed & en suite facilities  • King-size bed is accessible from both sides • Door width 70cm  • Furniture is moveable upon request  • Bed is 67cm high at mattress height  • Double sofa bed is accessible from one side only and is 49cm high at mattress height • Flat screen Freeview digital TV with remote control and with subtitles available • Hairdryer • Refreshment tray with cordless kettle, mugs, tea, coffee, hot chocolate, sugar, sweetener, biscuits • One upright chair provided, along with 2 seater sofa (when not used as a bed) at height 49cm • Wardrobe with a large drawer • Dressing table with 8 shallow drawers • 2 bedside tables • En suite shower room • The flooring is wood with 2 non-slip rugs • The window is fitted with thermal black out curtains  • There is a 1.5cm step from the carpeted hallway onto the wooden floor at the entrance to Sheep View.

The bedrooms have locks and guests are provided with a key.

Beds are normally made up with duvets but sheets and blankets can be provided if preferred. Please specify before your arrival if required. The pillows and duvets have synthetic filling.

Bed linen and towels are changed every 7 days or on request.

Each bedroom has a main ceiling light, controllable from the door. Each bedroom has an automatic torch, in the event of a power cut.

There is an electric convector heater in each room to supplement the central heating if required.

En suite shower rooms

GROUND FLOOR SHOWER ROOM (En suite) - Driftwood

Door width 66cm, 1.5cm step between wooden floor and en suite tiled floor. 

The shower cubicle has a step/edge of 19cm high and is 90cm long by 140cm wide). It is accessed by a 54cm sliding door. Two non-slip shower mats are provided.

There are two grab rails in the shower.

The thermostatic electric shower is built in with a variable height removable shower head and is manually operated with on/off switch and turnable controls.

There is an electric heated towel rail.

The basin is curve fronted and is mounted in a cabinet. It is 82cm high

The toilet is 45cm high

Floor covering is tiled (non-slip).

The window is covered by a blind.

FIRST FLOOR SHOWER ROOM 1 (En suite) - Seashell

Door width 73.5cm, there is a 1cm step. There are no grab rails in the shower room.

The shower cubicle has a step/edge of 19cm high and is 120cm long by 80cm wide). It is accessed by two curved sliding doors yielding a gap of 46cm. A non-slip shower mat is provided.

The thermostatic electric shower is built in with a variable height removable shower head and is manually operated with on/off switch and turnable controls.

There is an electric heated towel rail.

The basin is 82cm high, curve fronted and mounted in a cabinet.

The toilet is 45cm high.

Floor covering is tiled (non-slip).

FIRST FLOOR SHOWER ROOM 2 (En suite) – Sheep View

Door width 73cm, there is a 0.5cm step down into the shower room. There are no grab rails in the shower room.

The shower cubicle has a step/edge of 18cm high and is 130cm long by 80cm wide). It is accessed by a door which opens out into the shower room yielding a gap of 66cm. A non-slip shower mat is provided.

The thermostatic electric shower is built in with a variable height removable shower head and is manually operated with on/off switch and turnable controls.

There is an electric heated towel rail.

The basin is 83cm high, curve fronted and mounted in a cabinet.

The toilet is 43cm high.

Floor covering is tiled (non-slip).

 

 

Public Areas - Hall, Stairs, Landing

 

All public areas, hall, staircase, and landing are well lit using overhead and wall lighting.

The dining area and lounge area are located in the Garden Room.

The hallway and garden room have wood floors with 1 non-slip rug, 2 door mats and a coir matted area outside the ground floor room (Driftwood). There are no steps, though the coir matted area is about 2cm deep.

There are 13 steps up to the first floor, the stairs are carpeted and there is a wooden handrail, the steps are 20cm high and 23cm deep.

The landing is carpeted.

The house is fully centrally heated throughout but temperatures can be adjusted in each room to suit individual requirements. Electric heaters are also provided.

There is a small fridge on the landing where guests can help themselves to fresh milk.

 

Dining Room and Lounge Area

The dining area and lounge area are located in the Garden Room, which is situated off the hallway on the ground floor and the entrance is 176cm wide and step free/level entry.

The Garden Room has plenty of natural light due to large windows and also has overhead lights.

There is an electric convector heater or oil-filled radiator to supplement the central heating if required.

There are 2 tables capable of seating 2-4 people (under space of 71cm high) and 1 table capable of seating 2-6 people (under space of 62cm high). The chairs do not have arms but a chair with arms is available.

Furniture can be moved upon request.

There is a sideboard where guests can help themselves to cereal, fruit and juices.

There is a fridge integrated into the sideboard where guests can help themselves to yoghurt and fresh milk.

Assistance can be provided on request.

In the lounge area there is a large L-shaped sofa and coffee table, plus 2 arm chairs. Guests may use the lounge during the day time and evening.

 

Garden

Guests are welcome to use the front garden, which has a large slabbed patio area, and a garden bench and table. There are some uneven areas on the paths into the garden and care must be taken.

The rest of the garden is a combination of grass, a raised bed and areas of shrubbery.

Smoking is not permitted in the property. If you wish to smoke please do so in the garden but away from the patio and the Garden Room door and windows. An ashtray (metal bucket) is provided.

 

 

Additional Information

Manor Farm Stay is a no smoking building. There are automatic audible smoke alarms in the hallway, landing, Garden Room and in the bedrooms.

There are fire extinguishers at the top and bottom of the stairs. There are ‘In Case of Fire’ instructions posted on the back of the bedroom doors or close by and additional information in the Welcome folder in each room.

The front door in the Garden Room is the main evacuation route and there is a ‘break glass for key’ holder. If you would require more assistance in the event of an evacuation please notify us at registration.

Most dietary requirements can be catered for, please advise when booking.

Free Wi-Fi facilities are available on request.

There is a Welcome folder in each bedroom with breakfast menu and maps of the local area. This includes information about local cafes/restaurants/pubs, travel, entertainment, local sports facilities and NHS services.

We do not have a dedicated drying room for guest use but we would be able to dry outdoor kit.

Guests can use the communal fridges to refrigerate prescription medication.

We are pet friendly in some rooms, but pets must not be left unattended.

Mobile phone reception at Manor Farm is variable. We can make a cordless telephone available, for emergency use only, when we are on the premises.
