Accessibility statement for Manor Farm Stay Glamping

This access statement does not contain personal opinions as to our suitability for those with access needs, but aims to accurately describe the facilities and services that we offer all our guests/visitors.

Introduction 

Manor Farm Stay is located in the Lincolnshire village of Sutton on Sea and sits in 20 acres of grassland and gardens. Manor Farm Stay offers three farmhouse guest rooms (bed and breakfast) and self-catering glamping pods. This accessibility statement refers to the glamping pods. The accessibility statement for the farmhouse B&B is available under the B&B section of the website or on request.

We are located within 1km of Sutton on Sea village centre and the sea front. We are ideally positioned for exploring the coastline of the Coastal Country Park, historic market towns and seaside resorts.

Our access statement is available to view on our web site or a copy can be sent to you. Whilst we aim to meet the needs of all our guests, there are some features of the pods which might make access difficult for people with limited mobility.  These features are due to the regulations for building in a flood zone. Pre-Arrival 

We are located within the town of Sutton on Sea on Huttoft Road (A52).

There are 2 bus stops within 650m of Manor Farm Stay with easy access kerbs. There is no shelter or seating. Buses run to Mablethorpe, Skegness, Alford, and Louth with onward connections to Boston, Grimsby and Lincoln. Services are limited. More details are available at: https://www.stagecoachbus.com

Skegness train station is 30 minutes by car, connecting with Grantham. Taxis are usually available at Skegness train station or we can book one for you in advance if required.

There are local taxi services and we can make bookings for you.

The nearest shops are approximately 1km away on Sutton-on-Sea High Street. The walk to the shops or beach requires crossing one main road.

We welcome pets including, of course, assistance dogs. Assistance dogs stay for free.

All the electrical items on the premises are inspected.

All of our information can be provided in large print if required. We regret we do not have facilities to prepare documents in Braille.

Arrival & Car Parking Facilities

Our check-in time is 4-8pm, please contact us if you require an earlier or later check-in time.

The private lane to Manor Farm Stay is approximately 300m long and is an unlit farm track. The track is maintained but is rough in places.

The glamping meadow is a car free zone, there is ample parking in the car park adjacent to the glamping meadow.

The car park surface is lightly compacted tarmac chip, it is maintained but is loose and rough in areas.

Wheelbarrows are provided and we can offer assistance with luggage.

Glamping Reception

The Glamping Reception is at the farmhouse and is accessed across the farmyard from the glamping car park, it is approximately 40 metres from the car park.

There is a PIR light at the entrance to the glamping meadow and glamping car park but due to the rural location, other areas will be dark. There is no lighting in the glamping meadow.

Please ring the bell next to the Famhouse door marked Glamping Reception - this can be reached from an average adults height.

Guests will be given a door key for their pod upon arrival and asked to fill in a registration form.

From the car park to the glamping meadow gate it is 20-40m depending on parking spot.

From the glamping meadow gate to the pods it is approximately 150m to Pod 1, 115m to Pod 2, 85m to Pod 3 and 45m to Pod 4.

The paths to the pods are lightly compacted tarmac chip. The paths are maintained but are loose and rough in areas. The grassy areas (mown and unmown) around the pods outside of the enclosed gardens are uneven.

Public WCs 

No public WC is available.

Glamping pods 

Due to planning requirements when building in a flood zone, the pods have to be elevated. This means that each pod has 3 wooden steps up to the deck. There is no hand rail. The ropes at the side are for holding doors open and should not be used as an aid. The height and depth of the steps varies slightly for each pod, the range is given here for each step. The steps are constructed from wood with anti-slip strips. Step 1 up from the ground is 15-20cm high and 25-26cm deep, Step 2 is 19-21.5cm high and 25-26cm deep, Step 3 is 10.5-23cm high onto the main decking. The main decking is 100cm deep and is constructed from wood with anti-slip strips.

The area in front of each pod is surfaced with lightly compacted tarmac chip, it is loose and rough in areas. There is a wooden table with 2 fixed benches at the front of each pod. There is a grass area next to each pod. There is a wooden picket fence and a garden gate. Smoking is not permitted in the property. If you wish to smoke please do so in the pod garden but away from the pod. An ashtray (bowl with sand) is provided.

Each pod has a set of lockable double patio doors at the front of the pod which open outwards, the width of the entrance when both doors are open is 168cm, there is a step with a height of 5cm over the sill of the patio door into the pod. There is a PIR light above the door which can be manually switched off using the light switches by the door inside.

Pod 1 Sheep Pod and Pod 2 Cow Pod

Bedroom, kitchen and living area

Double bed, double sofa bed, en suite facilities and small kitchen  • Double bed is fixed and is accessible from one side only • Bed is 61cm high at mattress height  • Toaster, kettle, fridge, 2-ring hob, microwave  • Starter supply of tea, coffee, sugar, biscuits, milk • Double sofa bed, height 42.5cm when in sofa position  • Butterfly table height 74.5cm with 4 folding chairs, the chairs do not have arms  • The kitchen sink and work surface is 90cm height  • The flooring is Karndean with non-slip rugs  (one at the door, one by the bed and one at the bathroom door) • There are coir mats of approx. 2cm depth at the patio doors  • The patio doors are fitted with thermal blackout curtains

En suite wet room

There is a 5.5cm step from the Karndean floor to the non-slip tiles of the wet room•  The door is 74cm wide  • The toilet is 41.5cm high  • The small basin is square fronted and 86cm high

The thermostatic electric shower has a variable height removable shower head and is manually operated with on/off switch and turnable controls.

There is an electric heated towel rail.

The toilet is 45cm high

Floor covering is tiled (non-slip).

There is a small window with frosted glass which can be opened.

There are no grab rails

Pod 3 Chicken Pod and Pod 4 Duck Pod 

Bedroom, kitchen and living area

Double bed, double sofa bed, bunk beds, en suite facilities and small kitchen  • Double bed is fixed and is accessible from one side only • Bed is 58cm high at mattress height  •

Toaster, kettle, fridge, 2-ring hob, microwave  • Starter supply of tea, coffee, sugar, biscuits, milk • Double sofa bed, height 42.5cm when in sofa position  • Butterfly table height 74.5cm with 6 folding chairs, the chairs do not have arms  • The flooring is Karndean with non-slip rugs  (one at the door, one by the bed and one at the bathroom door) • The kitchen sink and work surface is 90cm high, the kettle and toaster are positioned on a shelf over the microwave at height 125cm • There are coir mats of approx. 2cm depth at the patio doors  • The patio doors are fitted with thermal blackout curtains

The wooden bunk beds may only be used by children aged 4-16 years old and the top bunk may only be used by children aged 6 years and over. The bunk beds vary slightly, the height of the top bunk with mattress is ~117cm with 4 steps up to the top bunk (step 1 is ~15cm from the ground, Step 2 is ~23.5cm, Step 3 is ~23.5cm, Step 4 is  ~23.5 cm and then ~15cm up onto the mattress. The steps are wooden with depth ~11cm, width 48cm plus and thickness ~3cm.

Beds are made up with duvets. The pillows and duvets have synthetic filling. Towels are not provided.

Each pod has a set of LED ceiling lights, controllable from the door and by the bed. There is an additional reading light over the bed. In some pods there is an additional light over the kitchen area.


There is an electric convector heater in each pod which switches off automatically if the doors or windows are open. 

Additional Information 

Manor Farm Stay Glamping pods are no smoking buildings. There are automatic audible smoke alarms in the pods.

Each pod has a 2 litre foam fire extinguisher next to the patio doors and 1 fire blanket. There are 2 x 6 litre water mist fire extinguishers and an audible site alarm at each of the 2 fire points in the meadow. There are ‘In Case of Fire’ instructions posted on the wall next to the patio doors and additional information in the Welcome folder in each room.

The front patio doors of the pods is the main evacuation route. The secondary fire escape route is via the window (height 100cm from the floor) at the back of the pod, this would be accessed by using the wooden bedside table (height 61cm) • The window opens out and is 50.5cm width and 61.5cm height, the drop from the rear window is approximately 165cm (there is no step on the outside of the pod at the rear bedroom window fire exit).

No Wi-Fi or TV facilities are available.

There is a Welcome folder in each pod with maps of the local area. This includes information about local cafes/restaurants/pubs, travel, entertainment, local sports facilities and NHS services.

We are pet friendly in some pods but pets must be under control at all times and are not to be left unattended under any circumstances.
