Thank you for choosing Manor Farm Stay Glamping in Sutton on Sea. We offer simple glamping in bell-tents on our small peaceful farm.
Upon making a booking you are entering into an agreement with us, which is detailed in the Terms and Conditions below. Please read these carefully and contact us if you have any queries.
- Tariffs & Deposits
The tariff quoted is for accommodation in a glamping unit (referred to as ‘accommodation’). Unless clearly stated on your booking confirmation, any extras will incur an additional cost.
Your booking must be secured with a deposit payment of 50% of the total balance made within 24 hours of your reservation. This payment can be made by credit or debit card over the telephone - please call Rachel or Dom on 01507 440947.
- Cancellation & Refunds
When you make your booking and we have received the required deposit to secure the booking, a legally binding contract exists between us. We are a small business and cancellations do have a big impact so please be respectful and notify us if you are unable to honour our contract.
If you wish to cancel your booking:

A cancellation fee of up to 5% will be charged to cover debit/credit card charges and administration.
If you need to cancel your booking due to good reason we are happy to transfer your booking to another date if at all possible, without loss of your original deposit, providing you do so more than 7 days before your stay. Please contact us to discuss.
If you have booked via a third party agent and wish to cancel please consult your agent’s terms and conditions, as we are unable to process your cancellation and refund.
If the Government impose a Covid-19 travel restriction covering the period of your stay we will refund your deposit if you have booked direct, less a cancellation fee of up to 5%. Bookings made through a third party agent will be subject to their terms and conditions.
- Non-availability of Accommodation
Should it be necessary for us to cancel a booking in exceptional circumstances we will contact you immediately. Any payments made would be refunded in full. Our liability would not extend beyond this refund.
- Check-in and check-out
Check-in is 4pm - 8pm on your day of arrival. If you haven’t arrived by 8pm then we will regard it as a ‘no-show’. We strongly advise arriving in daylight as there are no outside lights on site, except your own torch light. Please advise us of your arrival time.
Please vacate your accommodation by 10am on your day of departure, unless arranged otherwise.
The balance of your payment is due on arrival. Payment can be made by cash, credit or debit card.
If you wish to pay by cash you will still be requested to provide a credit/debit card on arrival as guarantee against any damages.
- Damages & Repairs
Please respect the accommodation and our property. You are responsible and liable for any breakages, damages or losses, which you cause to the accommodation or its contents, or any part of the glamping site. We do not normally charge for accidental breakages, but we reserve the right to charge for repair or making good if the damage, breakage or loss is significant. Please report any incidents when they occur and ensure you tell us immediately if there are any problems with your accommodation so we can take steps to remedy them.
- During your stay
Antisocial behaviour or actions which are likely to offend others will not be tolerated and we reserve the right to terminate your stay. No refunds will be made.
Only registered guests are allowed on the premises. We do not allow guests to invite visitors to the premises as this is out of compliance with the fire management protocol and insurance. In addition, inviting visitors to the site will have an impact on other guests.
Manor Farm is a working farm and guests must take care on site with regards to farm machinery, wire fencing, uneven/muddy ground and farm animals, and other hazards.
Be aware that some of the equipment provided, including the gas stoves and wood-burning stoves, may be dangerous if misused. Instructions can be found in your Welcome Folder and must be read before use. Each accommodation unit has a combined smoke and carbon monoxide detector and a fire extinguisher. There is an additional fire extinguisher and fire blanket in the communal camp kitchen. Fire safety instructions are provided in the Welcome Folder.
The bell-tents are located in a grass field with mown pathways but the terrain is uneven. There is no electricity in the field and thus no outside lights. There are no power points or Wi-Fi.
This is a small peaceful glamping site and we welcome families. We regret we cannot accommodate large parties, hen parties and stag parties etc.
Behave in an appropriate, considerate and safe manner to all people and animals on site.
No loud noise after 9pm or before 8am. No loud radios or amplified music at anytime.
No takeaways or hot/cooked food in the tents. A covered communal camp kitchen with seating is provided.
No smoking or use of electronic cigarettes inside the accommodation at any time. If you smoke outside, please smoke at least 3 metres away from the accommodation and decking, communal camp kitchen and bathroom and completely away from the farm buildings. An ashtray is provided in the vicinity of each bell tent and the communal camp kitchen, do not discard cigarette butts.
Fireworks and sky lanterns are strictly not allowed as they pose a risk of fire and are a danger to livestock. Open fires are not allowed anywhere on site and no naked flames or incense may be burnt inside or outside the accommodation.
Disposable BBQs may only be used in the designated area adjacent to the communal camp kitchen.
Do not enter farm buildings or fields or climb on or over gates or fences. Do not approach livestock, unless supervised by the owners.
Do not leave litter anywhere on site, and never leave food outside your accommodation. Use the plastic box and cool box provided for storing food.
A starter pack of firewood and kindling will be provided for the wood burning stove, additional firewood can be purchased at local shops. Please do not break twigs off the hedgerow.
If you are pregnant or suspect you may be pregnant, please do not visit the livestock due to the potential risk of acquiring certain infectious diseases. Please ask if you need further information.
At the end of your stay you must ensure that:
Your accommodation is left in a tidy condition.
All rubbish is placed in the bins provided in the communal camp kitchen.
All kitchen equipment is properly washed up and returned to the box provided.
If the accommodation is not left in an acceptable condition and extra cleaning is required, this will incur a charge.

All guests must adhere to current government guidelines regarding Covid-19, violation of these guidelines will result in your being asked to leave.
If during your stay you are advised by a Healthcare Professional to self-isolate and are unable to return home you will be required to pay in advance for any additional nights accommodation you require beyond the original booking, along with any extra items
- Car Parking
Parking is available for guests’ use adjacent to the glamping meadow. Cars and any possessions are left here are at owner's risk. No cars are allowed in the glamping meadow, wheelbarrows are provided for your use. Please observe speed limits on the farm.
We reserve the right to change our prices at any time. This does not affect bookings already made.
Dogs are charged at £5 per dog per night, with maximum 2 dogs per accommodation. Dogs must not be left unattended in the accommodation or on site at any time. Dogs must be under control and kept on a lead at all times due to proximity to livestock. We reserve the right to ask you to leave if your dog causes undue or continued disturbance. You must clean up after your dog and use the bins provided.
Children under 16 must be accompanied and supervised by a responsible adult at all times. We may be able to provide a highchair and a travel cot, depending on availability, please enquire at time of booking.
We do not accept any liability for any damage, loss or injury to any member of your party or any vehicles or possessions, unless proven to be caused by a negligent act by ourselves or our employees or contractors whilst acting in the course of their employment.
- Guest Registration
In order to comply with the Immigration (Hotel Records) Order 1972 (and subsequent amendments), guests aged over 16 are required to complete a Guest Registration Form upon check-in. Information collected includes full name, nationality, date of arrival and departure. In addition, guests who are not British, Irish or Commenwealth citizens will be asked to provide their passport number, place of issue and next destination. Details from this form will be kept for at least 12 months. The management reserve the right to request to see one form of photo identification and to take a copy.
